Check out Beaverton Homes in Foreclosure. I found this great home in the Sexton Mountain neighborhood. Priced very well at $369,687. Boasting over 2000 sq ft and 4 bedrooms this home is next to the desirable Cooper Mountain, Murray Hill, and Greenway neighborhoods. Close to shopping, transit, and parks this area seems to be a good place to buy.

What to look out for while buying a foreclosure

  1. Repairs: Roof, appliances,Air Conditioner,termites,mold,and structural damage need to be carefully inspected. Banks sell these homes in “AS IS” condition.
  2. Back Taxes: Check with the county in regards to back taxes owed.
  3. Special Contracts: Majority of Banks insist you use their contract “To Purchase”,
  4. High closing costs: Negotiate for the Bank to pay for Buyers Closing Costs.
  5. Repair Costs: Have someone who can give you a “Dollar Amount” on what it costs to repair the home you. Add that to the budget.

My Thoughts

I feel that buying a foreclosed home in Beaverton or anywhere else really can be a really good investment. However Foreclosures are a whole different animal when it comes to buying or selling. I would advise that you have a Realtor that has experience in Foreclosures. Most of the time foreclosures end up being short sales. Short Sales will average between three to six months. Unless the bank is local and then it will be a little bit faster. Channel 8 News reported that one out of 12 mortgages are behind on payments or in default. This means that Portland is going to have a large inventory of Foreclosures probably until 2012. Well that’s my prediction anyway. Just last September The Atwater Pl auctioned off 40 luxury condos on the South Waterfront. This was a good thing since Portland is drowning in condos. I guess my point is that homes in every price in nearly every neighborhood of the Portland Metro area has distressed properties.
