If you’ve never owned a condo before then it’s important to know what to look for and consider before submitting an offer.

1 – Once the condo interior receives your approval take a look beyond to the rest of the property. Masonry, roofing, common hallways and lobby areas, parking lots and landscaping. Those un-maintained areas may later lead to those “special assessments” that can lead to unexpected HOA fees.

2 – In general, you’ll want to find something that’s updated with kitchen and baths no older than 5-10 years. “Condo years” tend to go by much faster than “detached-home years” and appraisers consider how recently those updates were done when determining values. Most anything over 15 years is not considered updated or excellent condition even if it is well maintained.

3 – Read over the HOA meeting minutes and HOA financials. Any chance or future litigation by the HOA will be documented in the HOA minutes. Banks tend to be much more conservative if there’s litigation involved so it’s best to be prepared and you can submit an offer subject to reviewing the HOA meeting minutes or interior inspection, that way you can back out if it doesn’t look like a good deal.

4 – Determine what you’ll want to do when you’re ready to sell a few years down the line. How quickly have other units in the development sold? How has the neighborhood value fluctuated over the years? Is there a limit to the number of rentals allowed by the Home Owners Association – if you’d rather not sell but rent.

I was astonished at the inventory. Happy Valley has been hit pretty hard in the last few years during this crazy hosing crisis we are in. I have a feeling that we are going to see fallout from all these foreclosures for the next five years. I’m not saying that the market is going to get worse but just to get rid of what we got. Now is still an amazing time to buy. I’m wondering if the reason that Happy Valley in particular was hit hard is because of the over development of the area during the real estate boom. None the less… A lot of what I’m seeing are luxury homes at really good prices. Below is a list of bank owned homes in Happy Valley. Just let me know if you would like to go tour them.

There are many reasons why a buyer or seller should use a Realtor instead of going through the home buying process on their own. After all, buying and selling homes is what we do. Not all transactions are the same and practice makes perfect. It’s our job and we’re here to serve you.

Other reasons to hire a Realtor:

1. Spam Filters – Once you put a home for sale on the market a lot of people hear about it. Not only active buyers but also the not-so-active buyers, investors and those nosy neighbors that have absolutely no intention of buying your home. They may want to know what your home looks like and how your sale is going to affect their home value. We know what questions to ask and filter out those extra viewers so everyone can make more efficient use of their time.

2. Negotiation – Regardless of whether you’re buying or selling a home, there’s always going to be negotiating of some kind. Price, repairs, closing date, closing costs… the list could go on indefinitely. I especially love the negotiating part. It’s always great knowing you got the best deal possible.

3.  Market Conditions – Even within Portland, neighborhood conditions vary greatly and it’s important to know if you’re asking or offering too much (or not enough) for a specific property. The wrong price could mean your home will sit stagnant on the market or your offer may simply be ignored.

4. Professional Networking - Every transaction involves many people and like any project or team environment, it’s important to work with people you know will get the job done. From the Officer at the Title Company, to finding a Mortgage Officer, or even a reliable remodeler, I’ve worked with all aspects of selling a home and definitely have my most-recommended list.

5. Paperwork - Even cell phone bills have fine print so you can only imagine how much paperwork is involved in buying or selling a home. Most contracts are at least 10 pages and it’s important to make sure you’ve dotted your i’s and crossed your t’s. Best to play it safe when it comes to this.

In short: Sunset Crossing is a 10-unit development in Lake Oswego built in 2005 by Centurion Homes Inc.,  and Aspen Townhomes Inc. Residents there have reported many instances of water intrusion seeping through floors, windows, and walls. Over 25 different defects were found relating to construction and are said to have caused the high moisture content leading to the problems found by residents.

Sunset Crossing is not the first homeowners association to file a lawsuit against the developer and is certainly not going to be the last either. A similar lawsuit was filed in July 2006 by the homeowners association of  Northwest Portland’s Hilltop Condominiums at Uptown against their developer, Uptown Heights Condominiums LLC, because of faulty construction.

Their lawsuit took just over two years and while the Home Owners Association was awarded $2.3 million, it’s still only a fraction of what was sought.

The Big Picture: Lawsuits like this happen more often than you might think and it’s important to know what they mean to the individual homeowners and future homeowners. For those needing (or even wanting) to sell, it’s important to move quickly. While the lawsuit at Uptown lasted just over 2 years, other similar high-profile lawsuits have lasted closer to a decade.

Buyers may pass on a property that even has rumors of a lawsuit. Once the lawsuit begins, most lenders will not provide financing until litigation is completed, and even once it’s finished it’s difficult to say with certainty what resale prices will be like for the properties involved afterward. That’s an especially important point for distressed sellers (short sales included). Since there’s no way to determine how long the lawsuit may last it’s crucial to decide early to sell and to price competitively.

Can I get an inspection?

What you need to know about buying a distressed property and getting a home inspection. Even properties sold AS-IS will most likely allow an inspection period. The bank may not allow repairs but you can use this inspection report for “informational purposes”. Hire an expert when buying a foreclosure. Many times I can negotiate a serious or lender required repair. Anything is negotiable! Always get an inspection. We use local and licensed home inspectors and have a referral if you need one.

How do I get pre approved?

Get Pre-Approved! We will have a local lending expert on site to walk you through the process of getting pre approved for a home loan. You will learn about different home loan programs and how to pick a loan that fits your needs perfectly.

Renting Vs. Owning

  • Build equity — your wealth will increase as you gain more home equity
  • Gain tax advantages — mortgage interest is tax deductible as per IRS code
  • Stabilize your payments — monthly payments are relatively steady if your loan has a fixed interest rate, while your landlord can increase the rent
  • Have a secure place for your family to live — a home provides a permanent place where your family can live and grow, and you can decorate or expand a house the way you like to create your dream home

Definitions:

Foreclosures and Short Sales

For our home search process we will consider short sales and foreclosures the same thing. This is where a home owner is in foreclosure, usually still living in the home and currently on the market. This term is used very loosely in the Real Estate Industry and there are many interpretations. So you may find other definitions.

Retail Homes

For our purpose retail homes are normal, non distressed and conventional sales. Basically any home for sale that is not distressed.

Bank Owned and REO Homes

Bank owned homes and REO (Real Estate Owned) homes are homes that have been repossessed by a lender or an institution that has had interest in property at some point. Often REO homes and bank owned homes are the same thing.
