Once the bank repossesses a home it doesn’t go for sale as a bank-owned immediately. Those homes are called Shadow Inventory and there is a large inventory. Last year, 22% of Portland’s sales were comprised of bank owned properties.

There are numerous reasons why the properties aren’t listed immediately. More importantly though is what would happen if they were. A sudden flood of homes would send home values plummeting but if not enough of them sold then they could really put a damper on the market, another reason why moving these properties from Shadow Inventory to actively listed for sale is a real balancing act.

As you likely expected, banks aren’t in the business of managing property (there are management companies for that), however with more than 80% of bank owned properties off the market (most vacant) they can be slowly developing maintenance problems that may ultimately have a direct impact on resale value. Don’t expect the bank to do any repair by the way, you can ask but I wouldn’t hold my breath.

In short, if you see a bank owned property you like then it’s best to move quickly. With so many people looking, competition is getting fierce.  (below is a sample of bank owned homes from various regions of Portland).

Yes, it is almost April but these reports to take some time to compile however for savvy buyers it’s worth the wait. According to Case-Shriller Home Price Indices, home prices in the Portland area fell 4.3% compared to January a year ago. Now according to the Case-Shriller Index they’re comparable to what prices were in January of 2004.

Portland’s not alone though. Their housing index measures 20 cities from across the U.S. and 16 of those saw drops, 8 of which were record lows. Those cities were: Atlanta, Chicago, Cleveland, Las Vegas, New York, Seattle and Tampa.

Overall, the national composite index fell 3.8%, and home prices nationwide have fallen 34.4% since their peak back in 2006. Charlotte, NC was excluded from January’s index because it was missing some data.

Ever. The things you end up needing right away are never easy to find and soon you’re seeing more boxes than you remember packing but planning always helps. Enlisting friends is good too, even if you do need to bribe them a bit with pizza and drinks. Make a FaceBook event to keep track of who’s coming, and make sure they bring other friend’s too :-)

I strongly recommend a “Moving First Aid” box. Always know where it is or just carry it with you for all those little things that just seem to ‘happen’.

Things to include:

  • Cleaning Supplies: paper towels, sponges, “Magic Eraser”, detergent/soap, and dish towels.
  • Kitchen: paper plates and cups, napkins, plastic forks and spoons, and aluminum foil
  • Food-stuffs: sandwich supplies, fruit, and drinks
  • Games for the kids: coloring books, games, and puzzles. Keep them busy.
  • Bath Essentials: towels, hand lotion, toilet paper, toothbrushes and toothpaste.
  • Extras: light bulbs, hammer, trash bags, pliers, screwdriver, and duct tape. Always bring the duct tape.
Also, keep a separate box for the truly important, sensitive items that need to stay in a safe place and not risk misplacing. That may include items like medial records, bank statements, insurance policies, passports, medication and other valuables.

Since you know who built the home you’ll have direct access to all the home’s information that may have been lost though the years. There are always unknowns though: What will the completed neighborhood look like? What kind of vibe will the neighborhood have?

Buying new does bring significant advantages though. Read On.

 

Customization – No home will be 100% perfect. You may want to change the wallpaper, add shelving, or replace kitchen fixtures. With existing homes alterations are negotiated with the seller. Perhaps they’re uncomfortable with the requests or whatnot but whatever the reason, negotiations can take a while. But with a new home, builders are already on site, labor’s readily available, and materials are nearby. Builders are flexible with requests to there’s no harm in asking.

Financing – Builders often work directly with banks and that can result in alternate financing options. It’s still a good idea to get pre-qualified with the bank of your choice. Builders often have an option of using applying for builder financing buy it’s important to weigh your options so speak to a mortgage specialist first.

Buyers Market - The Market speaks. Home builders are competing not only with each other and occupied homes but also with a long list of bank owned homes and short sales. Buyers want the best deal money can buy and builders know that. In return, they’re pricing competitively, offering incentives, or add-ons. Home buyers have a lot of leverage.

Warranty – Nearly all new homes include a warranty meaning the builder will come and fix issues that may arise. Pre-owned occasionally include a warranty but they’re very limited. Read the warranty paperwork thoroughly to know exactly what if covers and who backs the warranty.

Arbitration – Sometimes builders include arbitration clauses in their contracts in which buyers forego their rights to file lawsuits. Instead, buyers have to use a dispute resolution process designed by the builder. Not all builders include the arbitration clauses so be sure to read the paperwork.

Future Amenities – It doesn’t happen much in the Portland area but on occasion builders will create entire neighborhoods with public spaces to invigorate the neighborhood (pool, golf course, parks, etc.) If it’s not built yet then there’s a chance it won’t be. Research the builder and check their track record.

In Short: Research and read the fine print. It’s not always bad but it is best to be prepared when buying a home. New or previously occupied.
